Charlotte Realtors See Decline In Home Sales

Charlotte Regional Realtor® Association reports on the residential
real estate market in this region based on Carolina Multiple Listing
Services, Inc. (CMLS) data. The number of closings for September 2010
(1,658) decreased 14.8 percent compared to closings in September 2009
when closings totaled 1,945. Compared to August 2010, closings were
down 2.7 percent.

The average sales price for September 2010 ($203,799) was up 3.6
percent over the September 2009 average sales price ($196,760), but
was down 9.5 percent over the August 2010 average sales price of
$225,156. The average listing price of homes sold in September 2010
($231,678) was up 5.3 percent compared to the September 2009 average
listing price of $219,925, and was down 8.9 percent over last month's
average listing price of $254,239.

The residential pending contracts figure for September 2010 (1,658)
was down 24.6 percent compared to September 2009 (2,199), and was down
4.9 percent over last month (August 2010) when pending contracts
totaled 1,743.

New residential listings in September 2010 totaled 4,043. The average
number of days a property was on the market from the time it was
listed until it closed (list to close) was 146.9, which is 4.5 days
less than last month. The average number of days a property was on
the market (days on market), excluding the days the property was off
the market or pending, was 112.2 days, or 5.5 days less than last month.

In July 2010, CMLS underwent a system conversion. CMLS staff has done
everything possible to ensure the accuracy of the September 2010
statistics; however, as with any new system, we may discover very
slight anomalies that will require adjustments and corrections over
time.
